My biggest conundrum now is I want to be my own GC because even when I play with smaller numbers they’re still out of reach for me to be able to attain this goal and afford the monthly mortgage with taxes and insurance.

They said this is an older home, and has had some minor renovations but it probably would need some form of work if comparing it to the fully reno homes in that area.

For me a good SFH is going to be $300K now (which doesn’t make sense) and a 4-6 unit is between $375K-450K.

Mine is a 2022 build Hey Ryan, Your property checks alot of boxes for me for a MTR focused on attracting families as a whole home rental.Single story, Good school district, Little to no competition on Airbnb, No HOA.I bought a property once in 2015 and it barely cash flowed as a LTR but now 10 years later, I cash flow as a LTR about $600 per month.
