Scott Williamson,I am in agreeance with Steve L. that you need to run an analysis to determine if you will benefit more by holding onto the property versus cutting it off.You have to factor in any possible tax benefits, future possibility of refinancing... etc.

Let me come back to this in a minute.Sorry, Scott Williamson, but you're using the rule backwards:Say you buy a home for $50k with no rehab costs (if there were rehab costs, you add them to the purchase price. 2% rule says you need to get MARKET rent for $1000 (so double purchase price).When you buy rentals, the factor you have the LEAST control over is the rent.

And Scott Williamson brings up just one scenario where things can go bad.
