The reason appreciation is not discussed as much as cash flow is becuase there is no set method/formula for calculating the value of your invesment five, ten, or twenty plus years down the road, this is due to the fact that the property is dependent on market conditions.

I think I have remodeled or supervised remodeling for 10 houses over my lifetime so far, and bought and sold almost twenty. 

Duplex, triplex, quadraplex all the way up to twenty-five units. 

I found a house on Zillow located in Siloam Springs, Arkansas, about twenty miles outside of the more heavily populated I49 Corridor of Northwest Arkansas.

It was a log cabin, right on the Roaring Rork Creek, that was circa 1800 made out of Chestnut logs from the now-extinct Chestnut tree. 

@Jim Paulson and @Scott Hamilton - the Orlando vacation rental market has already come roaring back. 

I figure the fact that it's on water is worth a $500K premium on its own.I have a cabin right on the Roaring Fork River in downtown Gatlinburg that does about $70K a year.

I could spend a few days writing to you about this, reflecting on my own regrets of the past twenty-five years and how I wish I could go back and do what Scott Trench suggested, but you need the book more than you need me talking about the book.
