Has anyone had experience with Shore Funding (shorefundingsolutions.com) out of Long Island?

I’m taking a big (but temporary) pay cut in my move to SC (please withhold your judgment - it was a very carefully made decision).

The contract was somewhat adhoc (since it was going to be a temporary) and I never received the signed copy of the contract.

This home was behind my current 3 family home (I Live in ) it was the hoarders home in a great community and I could put parking on the lot - If you Live near the Jersey Shore you need many places to park How did you find this deal and how did you negotiate it?

We sold 2 in gulf shores because they got hit back to back years by hurricanes (sometimes wish we kept them) and the other because it was our lone property in that market and was not doing as well as locaL properties.Note if I was in the s&p500 at GR (which I was), it lost 48% between aug 2008 and mar 2009.  

They have a temporary facility open now, but have plans to open a large permanent casino in the future.

Yes a judge can still proceed with the sale even with a suggestion of BK and the only way a judge can stop it typically is if the borrower files a temporary restraining order, which lasts 15-30 days and must be a valid reason - the reason of "I am going to file BK" is not a valid reason to give a TRO as the borrower can file BK and then has time to complete submitting their plan. 

I look forward to continuing to learn from the BiggerPockets community as I navigate my real estate investing journey.I’ve had some success on the eastern shore of Maryland, though even that market has started to frankly become expensive, there are still pockets of potential growth both rent & appreciation, thoigh it’s becoming harder to find, also there is a massive rental shortage out there, a county I just put a property contract on, literally has 3 properties for rent right now, but it does make rental comps quite difficult, outside of that I’ve started looking a little more into western Md and some southern pa markets but still trying to get a feel for them, overall I think in this market places that are affordableish and have some draw will do well with the continued wfh + affordability crisis but keep in mind while I think the eastern shore is actually fairly safe market for the most part a lot of rural areas definitely have boom bust potential and in theory more risk than dc metro, though the low price points do by definition tend to mitigate some of those risks.
