My foreclosure sale date is the end of March 2023 and I will not anticipate getting paid from the sale for another 5-6 months. 

The use the rest of the money from the sale, plus the interest that you've earned off of that money plus the money you saved in rent by having the tenant in the other side make the mortgage payments. 

At a 7% annual return, this could grow to $908K after 10 years, providing immediate liquidity and diversification.Alternatively, holding the property could yield $825K net equity after taxes in 10 years, assuming a $900K sale, with the potential to defer taxes via a 1031 exchange if reinvested into another property.

If this property is hard to rent, or is functionally obsolescent (only 1 bathroom, no yard, etc), or has deferred maintenance that will be costly, or is in a location that is not appealing to Tenants, then maybe a sale would be a good option in favor of a property that has better Tenant appeal, which will likely increase rent and avoid long vacancies in between Tenants.An option to consider....

Seems to me my options are...SELL - If I were to put it on the market I think I could reasonably get $2.8M - $3M, but at a 2.9M sale price my return on my initial investment is only 38%, or 7.6% a year over the 5 years.

The sale and acquisition closing benefits are real and material.  

The Fed may be forced to cut rates, but if inflation does not ease, they could remain hesitant.Investor takeaway: Investors should watch for distressed sales in areas where job losses are more concentrated.
