I have seen swat teams raid neighboring units managed by slum lords who didn't screen tenants, I have dealt with abusive boyfriends putting my tenant in the hospital, broken down cars (which leads to them missing work because they can't afford to fix the car, which then leads to them loosing their job and then getting behind on rent), being threatened with a gun (guy lifted up his shirt showing me the gun in his belt), to countless sob stories. 

It can also lead to abuse by tenants and neglect of properties by landlords, as there's no incentive to improve housing.If anyone doesn't know yet there's a major push for rent controls in cities across California and even at the state level (AB1506 trying to spread it to SFRs and condominiums). 

I'm sure there would be a woman with a child that was abused by a husband that would love to get out of there.

. :)now those guys teaching wholesaling thats a has been... and in many states completely illegal the way they teach it.. so much abuse in wholesaling i think over the years states are going to really start cracking down like we are seeing in OH  FLA  CA OR etc.  

(Repaired)Now the last issue was a newer Samsung slide in stove that I bought for 1600 1.5 years old I had service company from warranty company come out and state due to abuse it was filled with roaches and that the circuit board blew he than declined to fix and he said the house was being abused.I than had a second company come out and they replaced the board to no avail they then said it was another board and yet again it would not work so they suggested I get a new stove.

If he was charged with packing a Saturday Night Special, not so much.You have potential on-going substance abuse issues.
