Do you include a website on the mailer, or just a phone number for the seller to call?

So seller did have a marketable title.

It helps being willing to talk to sellers/get on the phone and talk to folks in the real estate space in general but the most important thing in my opinion is being an honest and true person.

It's definitely a sellers market here, the problem is, we can't find sellers.

The seller could just have an unmotivated broker that doesn’t market the property well, among other reasons.
