Scaling quickly, cash flow, appreciation, location/staying local, self-management, etc.

I'm looking at Class B properties in up-and-coming neighborhoods and plan to self-manage once I relocate.  

However, we are taking over from a PM to self-manage and are inheriting the current setup.Our biggest concern is that this first communication from the tenant was a sob story asking for $500 back/off rent.

Now I'm not gonna be Mr Tour-guide for any/all who want to stop out and just look around but if you go through the steps and are serious, we have built out acquisition strategy HECK-YEAH I'm gonna say come-on-out and we'd carve out some time to do market tours together AND I'd equip you to do some self study/exploration. 

I borrowed $110K from a private lender for the purchase and self funded the repair of the offices. 3 months later, I rented 6,000 sq.ft. of office space to a corporation for $21,000/month + utilities for 5 years with another 5 year option.

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

I self-manage in Detroit for now.

Admittedly, they seem a bit sketchy,My question would be, for a person such as my self, how does one go about vetting these syndicates?  

(I think they charge around $110 last I looked.) 8 years later the tenant they placed is still there but I have self managed for the last 5 years as rents have climbed to $3,500.
