Obviously this is all market to market, but just in general:1) Increasing inventory2) DTI is at all time worst3) Unemployment is increasing net.

Typically they are over valued based on their comps they provide, so make sure to do your own comps.Also as you mention, I have had a lot better luck with realtors on pocket listings or just in conversations with them than I have had with wholesalers.

There will be a final walk through next week and I have informed my real estate agent (who is also the builder’s rep) about the door.

He kept 6 months' worth of mortgage payments for all his properties in a liquid account.. just in case something went sideways.

Inspection rep facetimed me saying hey this is a mess, inspection should NOT have been today, there's leaks everywhere, nothing is ready, etc.  .....I had to pay for the 2nd Inspection2) New build wasn't supposed to have tenants, on the day of 2nd inspection 2 weeks ago, again I get a call from the Inspection rep that there were people living on both sides. 

Lowes--lets talk Lowes for a minute--if you order about $2500 at a time you can get great discounts but you need to go through the PRO reps (this is relatively new as they are aggressively going after the pro market). 

TurboTenant does digital signatures for leases and other documents, condition report templates, automated and one-time ACH transfers, chats with tenants (so there is a record... just in case), and lots of other great stuff.
