I told the wholesaler that if I was willing to take it (and I wasn't) my best offer would be 1/3 of asking-- and he told me that wasn't the lowest number that he heard.Almost every time I go to any type of investor's meeting there is some turnkey guy there claiming as much as 300/month cash flow (sometimes even on the east side of Cleveland (Ha!)).
