If you are happy with the price he gives you then what you care about what percentage is going to the materials and what to his work.You want to make it easy for the contractor and not add work for him to coordinate the material purchase with you.

Construction can have unforseen costs, construction loans for rounds of funding can be more expensive over time, rent markets can drop, vacancies in market can increase.Typically entitlement phase of land most risk, followed by development, followed by vacant building turn around, followed by half vacant building, followed by mainly full building with value add component, followed by brand new building with market or below in place rents and everything new with good location.Along that spectrum of course you go from heavy equity upside potential to mainly just the cash flow return and hopefully price appreciation over time.Investors have to decide on the spectrum of their risk assessment to capital over what period of time how they will allocate between all one type of investment or multiple and what percentages.

my general comment :- You could still invest in your company 401k or Roth but with much less percentage- I have my own portfolio too that's focusing on creating high dividend cash flows- with high dividend cash flow ranging from 7% to 30%, you literally low your beta to S&P and even possibly hedge the market fluctuation.- with DCA strategy, we could reduce market volatilty, while idle money can be saved at 5% saving accont.- my biggest complain to 401k is actually not the employer matching, but lack of diversfication where I can receive high cash flow with low beta structured portfolio.- for example, although SPY lost 28% their value in 202, but as total return, my portfolio is flat because my dividend income is offsetting the market gain losses.- what I am trying to say is that, if you are a "professional fund manager", you could create your set of portfolio that could beat the market , in this situation , the 401k is even less important.

It's hard when lower balance loans like this because the flat fees like processing and underwriting seem high as a percentage of the loan, but the reality is that it's the same amount of effort (generally) to process/UW a larger loan and a smaller balance loan.
