Ive taken everything into consideration and prepared for the worst.There was a huge variance in observations from the inspector to contractor.

From my observations, it is all about drive and passion.

I recommend attending one or two sales as an observer and take notes.

I observe the market every now and then for what is listed on the MLS in the investment category where any MFR would show up.What I have consistently observed is that the inventory is severely limited to duplexes, triplexes and an occasional fourplex.

Other general observations about student rentals (not specific to Tally):Nice thing is you can get parents to sign off as co-signors.    

My observation from being close to some of these individuals is that there are two main reasons why they often don't invest with other investment managers:1-they don't know them (trust)2-they don't like/know about their track record (competence)Since my current track record in producing returns through RE investing is non-existent, the only currency that I have going for me is my character.
