I have one break even business a homebrew/wine making shop which has led to my second business- a fairly successful brewery.

I only lend money now.. so I never hear about the 3 T's or any of that stuff anymore and it does not matter if you have PM you still need to engage them answer there e mails their cash calls  etc etc....and being very selective were my funds go and who they go to ( lots of experience at lending ) I mitigate my down side pretty well these days.. ( now in all fairness I got killed along with a lot of other lenders back in 07 and 08) so it was not all wine and roses.:) but now with the values reset and HML or private lenders being able to set their terms better I think the risk reward is far better than owning with much less work...  

Personally, I tend to think that we have enough other fundamentals going for us in this region (wine, tourism, proximity to bay area...) that it won't have a huge effect, but I'm curious what others think.

The bank can wine and huff and puff afterward, but they lose their lien.  

But driving around town you could always spot an Art Jawad house it was the most beat up place on the block... but he made millions obviously especially when his junkers became worth hundreds of thousand each... back in the 80's I was still selling large Ranch parcels up in the Wine country ..

Erik Hitzelberger,I am sure you have insurance to protect you if someone steals everything you have and did you let the insurance company know that you are giving the key ever crack head or wine o that want to look at your home for rent.

Might have to think of another use for the 2nd floor.Was also thinking of a wine shop.

I just bought a condo and was able to rent it out immediately.The previous owner did a lot of upgrades to the condo and left their very nice stainless steel refrigerator and wine fridge.They also left a gas BBQ grill in the backyard which I didn't test to see if it's still functional.My new tenant moved in yesterday and texted me to ask me to move the BBQ.
