We had it on a Heloc for 3 months, then did a cash out refi- This thing was TOTALLY redone and needed more love this past 12 month- Can I take a $15k loss on this due to the fact that I have easily spent over 100 hours this past year running it, staying at the actual cabin, paperwork, book keeping, purchasing items, etc (BTW, this would not include travel)- I have those miles listed out separately.- If so, would this be a deduction from my wages that I have earned in 2023/Thanks in advance- Janis

Your accounting, really bookkeeping, should done with your accounting/bookkeeping, not your LLC's.

I agree with the items @David Liu mentioned but add insurance, vacancy, property management (even if self managing because it is work), misc (mostly items divided across all units (bookkeeper, LLC, umbrella coverage, tax man, office expenses, etc) as well as one off items such as utilities due to slab leak.

I agree with @Michael Baum and @Sarah KensingerWhat you will gain on name recognition from the big company name will be lost by people fearing that a big name company is unable to care for their property as a smaller company can.The loss of marketing and accounting systems can be replaced by hiring a company like Vintory and a Bookkeeper through a CPA.

It wouldn't be all that strange for someone to have a bookkeeper for their real estate business, a bookkeeper for their non-real estate business, and a tax preparer who takes the reports from the bookkeepers and files the return(s).
