A lot of other industries, including one  I’m in, are VERY litigious.  

I wouldn’t go as far to say it’s a scam, but the amount they’re taking as a cut is unheard of in the industry. 

You are wise to limit your scope to a particular type of company.I have been in the industry for the past two decades, and from my years in the business, I can recommend a couple of other companies outside of my family. 

They appear to be very active in the industry.

Where these numbers are found, there is a very high rate of rent actually being paid.We have over a dozen Fortune 500 companies just in Metro Detroit with huge Healthcare, Auto, and mortgage industry National footprints.

Many times if it sounds too good to be true it is. 5% down and 5% on a rate would be well below industry average currently

Then there's misaligned incentives players in the construction industry may make more money the longer a project takes to get completed. 

This is actually something I see as a benefit because it shows that the city is interested in facilitating the growth of that industry, and it's much less likely now that they would do a 180 and try to limit usage
