Would all traditional loan options be on the table?

They ultimately walked away because this fund requires "a seat at the table" with key decision authority on when the asset can be sold or refi'd.  

Would this not reduce the number of potential buyers brought to the table when the realtor can't use the largest marketing platform to its full advantage (aka the MLS)?

At an event, one of them wouldn't leave me alone while I was trying to eat and network with the others at the table.

Looks like you have a lot more room for a proper sized dining table.

Worked out well for us but by saving the sellers agent fee he no doubt left money on the table.  

Cornhole board games, Horse shoes, Volley Ball net or Basketball net, Non expensive poker table with cars and chips, board games, Playstation or Nintendo for the teens, even spend a little extra for a full size stand up arcade game.You would be surprised the extra stars and kind words a few family nights of fun can make memories and people wanting to come back!

One thing we are doing now is we hired someone to do monthly walk throughs of our properties to make sure everything is in order (not just with the cleaners, but also the TV remotes having batteries, the pool table having chalk etc).

What value are you bringing to the table? 

I've heard from several people who thought they had an owner finance agreement signed at the kitchen table, assumed they were paying down equity only to have the house sold right out from under them.Ben,  How common is this that a seller is willing to give up their deed upfront in exchange for seller financing.
