This is the reason I quit being a moderator because of something that went mildly off the rails in the forums, and then it was completely censored because I responded to staff in the forums after they mentioned me.I think the moderators do an amazing job and should be given more pay or credit or anything.

But they were selling an expensive house in California and had horrible credit.

Not for a single airbnb like you are seeking (you and everyone else) but because if you start a BNB or a guest house or a hotel, you can get 40% of your investment back in the form of a tax CREDIT that you can sell for about 90 cents on the dollar.

Most traditional property managers don’t handle this setup due to challenges like managing tenant disputes, coordinating overlapping move-ins/outs, and the risk of Fair Housing violations when selecting tenants.

Not a full fledged house hack, but enough to take the sting out of the rate we got.Not all of Citrus Heights is the same, but the area near Fair Oaks/Orangevale/Carmichael has a good balance of price and quality.

In college areas there are a fair number of rooms for rent and they hook up with peers for house rentals.

Caution:  Personal credit card financing is a huge risk and good luck finding 0 percent interest today.

If you have an older home that requires a lot of maintenance, you probably want to avoid the manager who charges a markup.I recommend shopping around occasionally to see if your PM is procuring fair pricing or just marking you up to make money without justification.As for expectations, you need to read the PM agreement and understand what is charged and why.
