As you will deal with every horrible thing in life.... tenants disputes, sleazy contractors, the city who hates your grass, everyone has a sob story and can't pay rent, be emotional ready for evictions and threats, and know your lease and local laws.

Take the emotions out of it.  

She wants to be emotional and she wants to be dramatic.

You'll be light years ahead of the world in 8-12 years, just be disciplined not an impulsive floozy. 

Some properties are not worth keeping, even though person can become emotionally attached to them.

So, you should either join a local investment group where you can ask questions and learn from more experienced DIY landlords or be disciplined enough to search here on BP and the internet in general to learn what you need to know.

I have no clue if this course is worth whatever but the land business is not super  easy and it does take a special discipline.

And it's an emotional and financial disaster for about 90 days until some things can be loosened up by going to court.
