I don't want to sell because my mortgages are 1/4 paid and I'm 32 so I will have them paid off in time for retirement although some may say I should sell them and save my a$$) which I almost sold one property last year with the  realtor who sold them to me but buyer backed out and she was representing both myself and the buyer(dual agency).

Legally speaking, if you sign the form for dual representation, you may get an impartial agent, but even that is unlikely.

Maybe that's another reason that the possible dual agent doesn't want a higher offer, because she doesn't know if her buyers can qualify.I personally work in sales and would have no problem introducing myself.
