I possess the necessary skills to do much of the renovation myself, and with dual incomes from myself and my (long-term) girlfriend, I think investing in a fixer-upper, multi-family home is a logical step for us.

Every single property I have purchased in my life has used a dual-agent (realtor representing both sides) as a result.

I don't want to sell because my mortgages are 1/4 paid and I'm 32 so I will have them paid off in time for retirement although some may say I should sell them and save my a$$) which I almost sold one property last year with the  realtor who sold them to me but buyer backed out and she was representing both myself and the buyer(dual agency).

Legally speaking, if you sign the form for dual representation, you may get an impartial agent, but even that is unlikely.

Maybe that's another reason that the possible dual agent doesn't want a higher offer, because she doesn't know if her buyers can qualify.I personally work in sales and would have no problem introducing myself.

If they are dual pane and sound deadening then probably not much noise on the inside.Are you looking to rent this out or to flip after rehabbing??
