I go out and rent a sander , if the floors are in bad shape I get a drum sander , if they are in fair shape I get the large vibrating sander ,I do take the time to do 3 coats .

Buy getting pre approved, you will know exactly how much you can afford to purchase and it will also help you to focus your efforts on finding properties within your price range - you would hate to drum up a bunch of numbers only to find out that you do not even qualify for the loan to begin with - so getting that lined up first is KEY.

And they rely on FEAR (fear of not being successful, mostly) to drum up business from those who are too naive to believe them.I'm not saying there is anything wrong with training, coaching or mentoring (I've even written about those times when I believe paid training is the best course of action); what I'm saying is that it's not "unrealistic" for someone to be successful without it.And to be fair to many people here on BiggerPockets, there are plenty of real estate coaches who participate here on BP.
