In my limited experiences, when an owner brings PM in house it tends to have a net benefit to the NOI of the asset through both tighter control of revenue drivers and expenses.

What are the demand drivers?

I've had multiple assessments as a leader and manager in corporations, but this was particularly useful for aiding what drivers are active in this context. 

Regarding tenant application, do you ask each tenant to fill out the complete California rental application form which requests all previous employment and residence details or only ask for the tenant's SSN and driver's license?

I never use personal check to pay for project for the same reason only and the subcon can easily get mad because of these.

I'd prefer not to give an entry code to lots of different delivery drivers if possible.In this position I'd wait until packages actually started getting stolen before doing anything, or maybe I'd get a Ring doorbell or camera. 

One puts you completely in the driver seat and one doesn't.   

I'm so used to always packing my screw driver and misc tools bag I was packing them for my work trip.....Yes whenever we go to one of our places we are fixing stuff, or hiring people to fix stuff, or writing down stuff to fix in the future.....But we do take time to relax too.
