You should also make sure you talk to your attorney about a release of any liability if somebody claims ownership of any items after the closing and you have discarded the items.

I didn’t want to deal with the guest saying “I’m not paying for this”, potential showing up an leaving me a 1-star review because “the bed is uncomfortable” or “there were bugs” (which they conveniently discarded before being able to photograph), etc.I might see this as retaliatory based on my knowledge of the property and previous reviews, but I’m not sure Airbnb would see it that way.

With it you can see the comps it is using to calculate its estimate so if they are not relevant you can discard them and if they are relevant you can recalculate on your own.

We'll try to work out payment agreements with tenants when possible however, if it ever comes to an issue where someone in one of our properties is not paying and the government is not compensating for it... we will give our non-paying tenants a warning and will then surely proceed to lock them out... change locks... moved items to the street for 24 hours before being discarded etc. all under the LLC... we will then dissolve the entity... good luck going after a discarded entity and to make matters good luck with the legal back log that will surely ensue.

And if you already discarded it, she may become less friendly.Moral: for all personal and (especially) investment properties - keep ALL receipts going all the way back to your original purchase for as long as you own it, plus for 3 years after the property is sold.
