It should only cost a couple hundred bucks and well worth the good night sleep knowing title was correctly transferred.

I bought a SFH in Costa Mesa 5 years ago for $410k and it rents today for $4000, but I don't see anything close to that anymore, even on run down properties.

I see deals cross my desk where Alameda and Contra Costa county REI are buying up in Solano. 

It may cost a few bucks, but you won't be burning bridges.

If I could add to what John Leavelle said  ; it could cost as much as $60,000 to do a full Rehab here in the Philadelphia Area        My Friend Sean just did a Rehab in the Port Richmond Area Close to Fishtown and he it was $60,000        Sean has done many flips and I thought he went as "Budget" as you possibly can , for an example ; he paid $7,000 for a brand new HVAC  (Heat & Air Conditioning)  with new duct work , where that would have been double in the open retail market       Good luck with the project & feel free to reach out to me if you need any help or have questions SincerelyRick

You're going to pay one way or the other, but by taking long term non-agency money before you've exhausted your conventional options is going to cost a lot more.  

And one listed the replacement cost as well so they do cover the value from the same three angles that residential appraisals do but they looked at it much closer.

My girlfriend has land in Costa Rica, so we'll eventually split our time between Ventura and CR.
