I believe that Birddogs are the best bet to bring deals when investing, I've tried to work with Agents/Brokers but they always screw the deal over petty money, even after I tell them that they can keep the commission in full and that I'm only interested in purchasing the Short Sale, they still don't seem to comprehend.

I dont know if thats realistic or not in San Diego....but a decade ago I purchased a home here in DC that had free cash flow of about $200, and today I get $1600 a month.While you say you dont care about appreciation (which I cant comprehend why someone wouldnt, as thats how you get rich), do you care about rent growth?
