When I buy Commerical real estate I’m always looking for that upside, that value add.

My exit is Commerical loans rather than residential loans.

Stanley,I try to have commerical attorneys put in my clients PSA's that DUE DILIGENCE days WILL NOT start until all of the items listed in the PSA are given by the seller.Of course there are items that will come up additional but the point with the seller is to keep them honest upfront.
