So by spending $42k I collected an additional $75k over 5 years, and then sold the furniture through a consignment store collecting $8k as my share.  

If you could pick it up and plunk it down on 2+acres in another location, holly-cow it would be a rock-star. 

A prudent investor doesn't seek quick riches through shortcuts.

So your $10k could get you a property but what you don't think about is the tenant class is lower and the ups and downs are more frequent.  

So, comps can help with figuring out local cap rates, then you need the income from the property to determine a value.

Through this type of account, the IRA itself—not you personally—can purchase real estate as an investment.

Over the years the only place I have lost money is the stock market.
