@Joshua Lyon  when I start spending half my year in vegas ( this coming year) I will enable my jetsmarter app Vegas is a Hub for them... we are isolated up here in NW just too much fly over territory for that to work.... although Vegas has its other challenges with all the folks half drunk on the planes.. friend of mine has a Phenom 300 and he won't let it charter into or out of Vegas... tired of getting tables broken on the plane that cost 15k to fix  LOL anyway  back to real estate..

Hmmm... turnkey rental properties purchased at full retail value, with 100% leverage, at the peak of the market cycle, owned remotely, under management, with no value add or upside other than potential natural appreciation, with accelerated depreciation, very little budgeted to fix anything or in case anything goes wrong... expected to somehow spin off enough profit to provide a guranteed percentage return to investors whose money is held in "savings accounts" with no bank charter or FDIC insurance, and only backed (partially) by personal funds...

If you want to know how many are available - I’d contact the person listing them and see what the true amount of vacancies there are...That county has horrible public schools but there are charter schools available in the area (paid by the state) so many residents aren’t as concerned about zoning if they have access to a good charter school
