I'm looking for some advice on social media marketing.

BP and virtually all social media has their crooks trolling the site..

So having a professional site with active social media is a key as it will indirectly attribute to the conversions and your brand credibility.

It is very dependent on your place, location, and target guest, but I have built my properties' social following to almost 50,000 followers, with 65% direct bookings from that.

Name one, who is credible and not a click-bait social media guy. 

Canadian population growth and current vary favourable CMHC financing terms are likely mostly responsible for that, and both of those factors are above/more favourable than historical norms, so if your time horizon is long, then I would not count on appreciation/cap rate compression as part of your underwriting.

Put up signs, social media posts, and listings.

Mind you, I'm Canadian so the US is international for me and I,m having discussions with a cousin from Europe about investing in the US together so maybe.

This understanding will then flow back into your website and social media, since you can become more specific on which keywords you want to rank for, and how you brand yourself.Another tip is to look for communication channels that are are specific to your target audience and unsaturated.
