definitely like Franklinton, could see east Franklinton developing into a young/middle-upper class mixed use neighborhood (Boston Seaport) and west Franklinton developing to a township-style neighborhood in the long term (Columbus stacks in Ready Player One)

(Most of our renter population will be coming from Boston and NYC area < 2 hours away.) 

Do you have connections in Springfield, Worcester, or Boston? 

Most guests will bring a car, unless you are in a giant metropolis with amazing public transportation.

The county where I invest won't even allow transportation of mobile homes older than 15 years to a site within the county.Good luck!
