They should be proactively communicating with you as to why they can't find a tenant and discussing options with you.PM's do get busy, so before firing them, try to have an open conversation to find out why it took so long and what can be done to rent faster in the future.

how would they know.. unless someone is doing a refinance and in conversation tells the escrow agent what happened..I have personally done well over 100 sub toos and my dad did over 500 of them when i was a young agent back in the late 70s and into the early 80s when rates were even worse than today this is not something that anyone Myself or Pace made up as a new model. its not.

One of the best ways to start investing imo, especially for young people who can be flexible on location, unit size, etc.3- look for properties with value add- renovate and/or reconfiguring units, maybe adding an ADU in basement or garage conversion, upside in rent increases via tenant turnover due to natural attrition, buy outs, etc.
