I figured they found a way to "automate" it by now. 

They are not as attractive to bells and whistles but they have all the core functions down pat and then integrate with other software's for the guest functionality items.We had Guesty before and they had a lot of cool automations, but accounting was bad 3 years ago and we had to get the accounting down.Likely you will not find the "perfect" software you. 

They value properties equipped with smart home features, such as automated lighting, thermostats, security systems, and voice-controlled assistants.

We just supply the location and they do the marketing   Automated, White Label, Copper, and Freedom are probably a few that I'd chat with about third party management.

I'm looking for a good way to automate rental payments.  

It could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units); one that helps you to automate your own rental process (ie. compared to other tools, one that helps you to actually get it listed on 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

I like the automation of mailing.

The multi door padsplit operators have alot of home automation they remote control and monitor including cameras on the front door (not interior), remote managed bedroom door locks, front door lock etc etc.I won't get into either rent by the room or airbnb!
