That is good news. 

Its a work in progress but fun to look back and see how the planning, education, and small actions have resulted in an amazing transformation of my lifestyle and wealth. 

It also has some lesser known classics such as Popeye, Elevator Action, Gorf etc.  

You have a stronger ability to not allow a court action to pierce the corporate veil. 

So it became a long-term action of repeating that cycle to achieve decent LT tenancy base. 

You may be profitable, but I'd prefer to avoid the possibility of having to do unnecessary repairs or not holding my tenants accountable for damage when I know their actions might have caused any unforeseen damage.

Hmm, what I was originally asking was something like this - what do you think is the best course of action:1) Get a 200k loan (3-4% interest, 5 years to repay) Use this to make a 100% cash purchase of 1, 2, or 3 properties in a C class neighborhood, and do the minimum rehab to make it rent-ready. 2) Get a 200k loan (3-4% interest, 5 years to repay) Use this to make the down payment on multiple properties, finance the remainder of those purchases with whatever loan options are available - probably only DSCR. 3) Something else entirely...

The good news is you will be able to get debt on properties easier than someone who is making $50k per year assuming you don't have a bunch of bad debt.
