It was a big alternative church property you know mind benders. one parcel in the middle of their campus 20 acres. they acquired from an owner sub too the back taxs and they never paid 1/2 of one years tax's prior to coming into title..

I was also able to acquire $750k of real estate using leverage (now worth $1M).Another great point is that this happened in 2020/2021. 

It's not about just being able to "acquire". 

For example Left Field Investors which is a great group that BP acquired - to present you had to pay to give a presentation.

We have a savings account where we split up into different buckets (from our w2 and passive income) and one bucket is for real estate and when we have enough to acquire another asset we will consider it.I am not a fan of borrowing 100% of the transaction costs including closing costs as it will be extremely difficult to make money many times on those types of deals.
