I am considering a 1031 exchange to transition from a rental property with a 5% gross yield to investments in areas like Georgia or North Carolina, aiming for higher returns.

Best spots to invest in are West Akron, Highland Square, North Hill and parts of Goodyear Heights.  

I have sold many CA buyers our more expensive out of state deals though which run great, for example north side chicago 4 units 800k+ that cashflow with great tenants 700+ scores.

There are a few up and coming neighborhoods near the Copley road/downtown area where a developer is building new inner city homes just north of the zoo.

The vacant land that I'm looking at for possible development starting in 2026 is in North Versailles.

I'm also just north of Boston and have been investing here since 2013.
