@Eric Martin recommend you focus on Class B rentals and stay away from Class C & D.

Everyone in this Industry at least who sells RE to Homeowners NOT investors knows the cycles and right now the cycle is MORE LISTINGS period nationwide.. then come about Nov.. people slow way down B/C of the holidays and in other markets winter is slow because weather is so snotty..

💪Flipping in C-D areas is smart for avoiding long-term headaches, especially when it's not worth the upkeep.

What the gurus do NOT tell you is they expect you to get a Class C S8 tenant to rent a Class D property. 

@Jordan Meltzer unless you find a screaming deal - a Class A property won't cashflow for 3-5 years.Class B: 1-3 years.Class C: most investors don't properly understand the risks, so should stay away from them.So, you may need to deal with negative cashflow, but plan on appreciation increasing your wealth.

For the purposes of simplifying this, let's assume that everything below would happen in Memphis and it would be about C+ class properties.
