@Jay Hinrichs, Building ADU's is definitely a huge opportunity in California now, especially since they streamlined the process.

In fact almost nothing should cost what it does if things were streamlined to keep up with the times.

I'm looking to try and streamline my rental turn process.

A good way to learn is to hire a PM and monitor closely, or live in your first rental, it exempts you from many fair housing laws and you have eyes on the property 24/7 while you learn and streamline your process and policies.

I do want to also get Podio so this will help streamline for me.

So I want to get more organized to streamline communications and the application process of acquiring a bank loan.  

@David Faulkner David when just starting out in REI do you suggest using a GC purely for the sake of being time efficient and keeping things streamlined? 

Some where I have read that the task management tool can also manage the property in a streamlined manner.

We have had some lower quality guest issues and not great support but nothing to make us quit.We are integrated with Streamline PMS and BookingPal so it was an easy integration and the bookings come in through the same place as all of the others so it is no extra work, and we already had a payment processor set up.Currently we are getting 5-7% of our total bookings from there.
