An experienced attorney  can be invaluable through your investing career, so it's  not a bad thing to start building out those strategic connections now.This is not legal advice, just my opinion as a real estate investor.

Use your credit card like a debit card (there are rare exceptions where you might strategically use a 0% intro APR card for some large purchases you'll pay off over time etc).

I got interested in real estate last year and instead of having a plan and being strategic about it , I jumped into listening to podcasts, reading real estate books and watching real estate YouTube videos and it was overwhelming.

I do have a professional tax preparer and he does not think I am able to, but he is also not great bout helping me plan and strategize for the future.  

As you indicate, you cannot 1031 Foreign to Domestic, but you can 1031 Foreign to Foreign or Domestic to Domestic.If the country you're selling out of allows for an Installment Sale, that can be a fantastic way to either spread the tax across multiple years and/or strategically structure the sale such that no tax is paid at all (depending on specific facts and circumstances - doesn't always work, but when it does, it's delicious!!)
