Right now, it seems very cost effective and profitable to do this using a pre-fabricated home... where the materials are cut in a factory, then shipped to the job site, and the home is stick-built on site.

Also anyone who says they need money up front to prep paper work that's RED FLAG... title companies and attorneys for their reputable repeat lenders will do this work and get paid on the HUD prepping loan docs is super easy and not expensive for these folks its simply a DT or mortgage and Note and many times the lender has their own in house prepped docs they simply ship to the title company..
