So yes the market is super saturated with our restrictions.  

Do you find the market in Denver is saturated with people trying to do wholesale deals, or do you more find the 80/20 rule applies: 80% of the deals come from 20% of the people trying to locate them?

Though I’m aware the market in the Greater Denver Area is extremely saturated with investors and prices are sky high, I’m hoping I can find a duplex that I can househack or potentially a SFH live-in flip situation if the numbers work.

Pittsburgh is another market thats doing quite well but its still a bit far for you and seems to be getting saturated.

As those two areas have become more saturated and prices have gone up we're also seeing more and more people moving south into the Murray Hill neighborhood and Lake Shore.

Another very important consideration is finding a property in areas that are not already saturated.

But, I'm imagining a hard rainy season, where the ground gets saturated and there's a ton of water coming down that slope, and your diverting system not being adequate, no matter what you devise.  

Started as a unfurnished rental and then converted it to furnished after 2-3 years and then sold it 2-3 years later as the Phoenix STR market saturated. 

There is a sense of entitlement saturating our country and everyone and their brother feels it is their right to have an aggressive breed as a member of the family.
