Details are anecdotal on what inspectors single out in certain areas (loose doorknob VS improperly pitched boiler exhaust haha) so it always comes with a grain of salt. 

Any wholesaler/broker/agent worth their salt is attending the local meetups regularly. 

Some thoughts, and please take this with a grain of salt:- Closing costs look a bit low.

Keep asking real estate questions on biggerpockets because that's what this forum is solely focused on but still take everything that every one of us says with a grain of salt (myself included). 

I have barely broken even after a year with the high maintenance of properties by the ocean - rust and salt water do a number plus the storm.

So take it with a grain of salt and run some real world calculations based on Airbnb properties that match your criteria on location and the other variables listed.
