I panicked, but after calling the local pest services there was no outbreak.

Pest control- we put mouse bait out along the fencelines and under the units, mow excess weeds and grass.

I require tenants to take care of "ordinary pest control" which includes flies, spiders, the occasional mouse, etc.

For pest control, tenants switched to IPM saving me a couple thousand a year plus potential prop 65 fines in California.

It just positions you as a pest.  

Check driveway, gutter, soffit, floors, walls, doors, windows, kitchen and appliances and whether I have to add outlets if some are hardwired and need replacement, bathroom, closets, transitions, outlets, infestations, structure, etc.

Sometimes it's not nice for a reason--large, poorly-run public housing units, industrial pests, etc.

Ant problem, I email the pest guy, X is broken, I forward the email right onto my handyman.
