Leave the job to them and you'll be at their mercy to get it done - if at all.As for the suit, you can file but it's doubtful you'll ever collect UNLESS you have the documentation referenced above to get a judgement and you know where they bank or hold assets in order to attach the assets once awarded a judgement

In this circumstance of course the tenant can still hold over,    but it is/was a guaranteed  judgement for the landlord assuming they served all their notices right.this WILL increase the cost and risk to property owners,   and have a negative effect on housing availability and quality especially in "lower income" areas unfortunately;   through fewer small operators,   and higher screening criteria,   higher deposits and rent.

Additionally, as @Sarnen Steinbarth pointed out, even if you legally could seek a judgement, it's unlikely that a judge is going to grant you one.
