What I see the students looking for: central heat & air, dishwasher, close as possible to college, decent sized bedrooms, some kind of outdoor entertaining space, plenty of parking, some kind of storage space for bikes/kayaks/etc, no carpets.

The Poconos have ski resorts, indoor waterparks, lots of lakes, cute small towns and lots of outdoor activities like white water rafting and hiking.

Hi everyone, I’m purchasing a STR in Clearwater. 2 bed 1 bath house with fantastic outdoor space.

Almost all of the useable outdoor space is between the front of the house and the street, so I want (actually need) to create privacy in the front yard from the street.

They've also broken ground on an outdoor amphitheater. 

Much more manageable market... world class "outdoor" destination.

If you provide all the hookups and they have some degree of their own outdoor space/privacy you could easily get $550-$700 per month.
