If you want to clear your conscious donate a portion or all of it.

I am an engineer in training doing civil and environmental engineering on land development projects (typically subdivisions). 

I'm not trying to sound like/come off as an a-hole here but the fact that you're asking this question and trying to rationalize it means your conscious knows it's wrong.

That being said I did buy a house that had oil heat and I converted it to natural gas and did do environmental tests because of that.

After the first 2 properties, I've consciously acquired properties that are newer/nicer/larger than average so that they would appeal in a rental environment with more options, which will likely happen down the road.Hope this helps Erik!

Even if you are comfortable with the deal a commercial lender is going to want due diligence you wouldn't even think of for a SFH like a phase one environmental. etc.

This week we got under contract and have gone through environmental and mechanical due diligence - everything went well which makes me happy on the one hand but disappoints my inner negotiator who wanted some leverage on the price.  

Teaching children to be more compassionate, socially conscious, and accepting of differences with others does not detract from their development and is in the best longer term interest of society.
