I have seen houses here in Atlanta for 50,000$ or sell..are these good price the community is in a up and coming neighborhood that will prime real estate less then 10 years are these good house to buy and If all if not most where foreclosed and just sitting their and I know because it was my old neighborhood and for year it was what some would call "the ghetto" (hope I didn't offend anyone that wasn't my intention) but the city of Atlanta has put over 25 million dollar to redo the area because they have the new stadium they spent over 1 billion dollars less then 10 miles from this neighborhood and community's.

I have owned over 500 sfr's at one time or another and have never been sued by a tenant.. so  I will knock on wood.NOw when I worked for a big syndicator in the bay area who had a Billion dollar plus portfolio in the 80s they were constantly in litigation with their apartment communities...
