I've heard both aides of the story and it would be nice to hear from someone active in the market.

My career has been primarily focused in a sales capacity, most recently in the enterprise Software-as-a-Service space.

The on-paper profitability did not reflect the true potential of the enterprise, and I knew transformative action was needed.Approaching the four distant owners, I proposed a comprehensive solution—acquiring both the business and the property.

These records play a critical role in documenting the condition of the property at the commencement and conclusion of the lease agreement, thereby aiding in the resolution of any potential security deposit disputes.

Anything you do is a band aid at best in my opinion. 

As @Kenneth Garrett and @Jerry W. mentioned it is designed to aid in the communication and assistance for requests for both disabled and non-disabled persons.  

THS IS A WIDE SPREAD ISSUES THAT PEOPLE NEED TO DISCUSS AND TREAT JUST AS CANCER, AIDS, MS ANYTHING.

I mean owning 20 solid SFR rentals doesn't sound horrible, especially if you're not TRYING to be an enterprising investor.
