But @Rob Pecha is right, if the DST is being sold through a broker-dealer, there is no option to go direct to the operator.

I'm sure you've noticed that Car dealers, Furniture stores, Granite showrooms, Etc all tend to use this.Unless you absolutely cannot afford to be close to JT, go for it.

 Wholeslaing is more of a capital gains thing..  If you buy and sell a certain amount of properties in a year, doesn't the IRS consider you a "dealer" and tax your profits as income rather than capital gains?

I am an authorized Goodman dealer and I would not sell a gas furnace (installed for the third quote)...this does not include the a/c unit, which is the expensive component in all this.Long story short, I would sell a furnace/compressor (entire system) 3.5 ton for closer to $10k installed...The $6500-7400 may be in alignment with your market...but, if the lowball price is legit, why not?...

He has a passion for teaching and wants to focus on that instead.His property manager admits to me that there are two drug dealers on the property and that she just doesn’t feel like kicking them out.She also tells me they have pet fees, but she discourages any pets because its such a pain in the butt for her.There is a now leasing banner, but you would never know because it is just hanging halfway off.The pool has old mildewed furniture and is out of service.The vacant unit smells like Cheech and Chong had a party there that morning.You walk into the leasing office and it feels like a dungeon.

Public, not so much with commercial dealers in the industry as they are expected to know what they are getting into.I suggest you take it to the broker and dump everything out and see what they say.
