The siding is asbestos siding (they painted or "sealed" it), there is moisture and some water damage in the crawl space, and an old termite infestation.

I panicked, but after calling the local pest services there was no outbreak.

Hi Michael,Assuming you are the seller, when you find a buyer they will most likely (if they're smart) get a pest inspection.

(I had pest control come by asap).Pest control said fridge and stove may need to be replaced, and I'm guessing I need to pay for the new tenants to live somewhere for maybe a week until the roaches are gone.Is my previous tenant liable for these costs?

I found a home that I was going to close on this month and I just got back the pest and home inspection report.

My advice might be a bit controversial, so take it with a grain of salt...Just be true to yourself.When I got into the business, I felt pressured to do the typical realtor activities that I personally hated, IE cold calling, door knocking, begging for referrals, pestering family and friends with scripts.Because I hated being a pest, my motivation to keep on was draining. 

There are parts, where one street separates you from 200k+ houses and on the other side are 40k war zone/drug infested areas.

Couple things to note, we see the WORST of the WORST, from completely flooded basements, to mold infested homes, to homes with all hvac, electrical, and plumbing stripped, you name it I've probably seen it.
