If I can't find 2-4 unit buildings, I'd look for 2 BR 1 BA houses in appreciating areas with good school districts and low taxes and look to do some moderate rehab and rent those out.

The housing market in BR can be maddeningly expensive in certain areas for a city this size, though it has cooled somewhat over the past 12-months or so.In the right areas BR tends to be a fairly stable market with moderate growth potential (the big employers/tenant draws are petrochem and supporting industries, LA state goverment and LSU).

The pay down is terrific over even a 5 year period on a moderate priced investment and forces discipline that comes in handy when there's a sudden downturn in the market or you're stuck with a weak rental market (hey that's right now).

To be perfectly honest, this also pretty much describes what spending your first few years in the residential construction industry is like, and it takes longer.Successfully managing a full residential rehab of even moderate complexity is murderously difficult to learn how to do well.
