I guess I could just call Risk Pro that I've always used, but I always wondered if the policy only kicked in AFTER the judgement, if you lost, and if most policies cover your attorney fees, or just the judgement, should you lose?

You can also look at their credit report to see if they have any riskly loans, do they make payments on time, what their credit score is, do they have any collections or judgements or bankruptcies, etc.Here's a pretty good instruction manual for application screening: https://www.biggerpockets.com/...

Brandon - Some of my suggestions include:- On your application, make sure you have a question that asks if they have ever had a judgement against them for real estate and/or an eviction in real estate.
